A friend just told me of Agbara Estate area. It's about 280K inside the estate and 180K outside the estate.

I will give you more details if you are interested.

I do not think there is land available for that amount in Lagos. I am in the industry and even the remote areas with no accessible roads go for N300k and above. Agbara estate is definately not that cheap. It is far above the quoted figure.

Land cost mainly depend on location, accessibility and potential to inhabit immediately etc. Are u ready to buy and develop or just buying for investment? genuine land are very much available if u are interested.

Can you tell us where Agbara Estate is? If this is real, I will also be interested.
I bought some plots in Abuja a few years ago and with the way things are right now in Abuja, I don't know if I can still call them mine, but a genuine land in Lagos, will be of interest to me to buy and develop, while a moderately priced landed property in Abuja will also interest me. Any trustworthy information? Please mail graciousgee@yahoo.com

The plots 'll most likely still be yours. Depending on what sort of plots you had, did you have the papers processed before February 2007? If you did, your plots are most probably safe; if you didn't, you need a solicitor fast. There're any number of good lawyers who could wrap this up in weeks for a modest fee. Don't just let go of what's yours.

Agbara Estate is a fairly well developed area which is mostly industrial with a trickle of residences. It is situated in Ogun State though it shares border with Lagos State. It is off Bagagry Express Way,a 50 Minutes drive from central Lagos.

As a solicitor dealing in land in Lagos and its environs I know as fact that the price of a plot in the estate itself is in the region of =N=10M. Plots of land in the environs of the estate is about =N=400,000.00 inclusive of the compulsory foundation levy imposed by the landholding family.

Speculating on land in Lagos is a very risky affairs. I will advise that you not buy land which you are not ready to develop immediately because the landowners will almost certainly sell the same land to some other person and you will have only protracted litigations on your hands.

To make money on land in Lagos restrict yourself to either buying registered land with building already erected on it, or buy Lagos State low cost housing flats or buy land within private estates developed at places like Lekki or Ikoyi by reputable property development companies like Uacproperties.

i see u r outside Nigeria, singapore or something.
Please be veryyyyyyyyyyyyyyy careful with land dealings.
Follow legal procedures and like you have been advised, dont buy land without having money to develop it, otherwise u stand a risk of loosing same to other ready buyers.

Depending on what you want, ogun state goverment is selling some land along lagos ibadan express way, that area is fast developing and they even have GRA comng up, the recently advertised price for plot of land is abt 400k.
because is from the goverment, there is some degree of security.

Default Land available at the outskirts of lekki

I know of a property for sale at a very reasonable price at the outskirts of Lekki, precisely ibeju-lekki. The property is negociable for N5 million.

Properties in Lekki do not cost less than N10 million however, the returns are usually good. It is also a place of people with class at the Lagos Island.
