Default Lekki land for sale in Lagos.

I know of a land for sale in Lekki, Lagos by a reputable estate company. The land is negotiable for N10 million.

There is another within the outskirts of Lekki, presicely at Ibeju Lekki going for about N5 million.

The promoters of property in Nigeria obviously means well for the rest of us here in the forum, but why would they deprive us of the full info about the land that the promoter just advertised.

Why wouldn’t we get to see the picture of the land and also make our judgments or better still, why should the promoters of this site choose to divert our attention to the promotion of their site?

I urge them to contribute and advertise here like every other joe in the house. Or are they just keen on the 150,000 advert fee? How many ordinary folks can afford that amount for advert purposes only?

Good site you have there too, good idea, but participate in our discussions here also, not take away prospective business.

i agree with your statement entirely.
i am the promoter of Welcome to Property In Nigeriaand same time support this forum and welcome what it is trying to achieve, however, if you trying to sell a property, you want the most cost effective way of advertising the property and maximize the exposure.
i suggest the promoter of the land should also list the land on the forum by all means, as maximizing exposure can not hurt, if Welcome to Property In Nigeria can expose the land to over 50,000 Nigerians and the forum can expose it to for example 500 more Nigerians that is a total of 50,500, its all good for the promoter of the land. i did mention i was going to give the promoter a special offer of N25K (the price online is mainly for product manufacturers and not realtors) and there will be a link from this forum to the site where the proerty pictures and videos are well laid out for properties like this one in ibadan Property In Nigeria - More Information of Realtorwhich is also listed on You tube for free YouTube - large uncompleted building in Ibadan for sale N25M or this one in Calabar Property In Nigeria - More Information of Realtor also on youtube - YouTube - properties from cross rivers state

You see, if you want to manufacture rain coats, having your factory and sales force located in the middle of Dhafor is not a good idea, samething applies, you want to sell properties you go to where even the Nigerian stock echange staff go to list and buy properties Welcome to Property In Nigeria with over 50,000 hits since january 2007, exhibitions in London and Atlanta, listing on youtube and facebook, as 7up used to say, the dfifference is clear.

Default Free Advertising?

@Propertynigeria,

I think you're a savvy businessman (or woman) and fundamentally, should be able to advertise your service every chance you get.

However, I think it's a bit unfair that some people considered it unjust for the forum creators to benefit financially by creating a premium section which would have required subscription while it's ok for members to freely advertise on this forum.

I guess the bottom line is it's entirely up to the Administrators whether they accept free advertising on the forum or not.

Well done though. Nice website.

Even at the 25k you offered to prospective advertisers, how many cash strapped land sellers will be willing to advertise in your site? And remember, the guy who floated the info was not even the owner of the land, so who will then pay for the advert.

Secondly how do we factor in sales commissions into all these, what does the original informant stand to gain and would you not hijack the deal if he is to release all his info about the details?

This kind of thing frequently happens in this business.

If the argument is that are nigerian businesses doing enough to support nigerians, I can understand the concern, however the N25K entitles the promoter of the land to a whole year's worth of listing property on our site as the account would be active for 12months, in view of the fact that our standard accounts are around N100K per year for unlimited listings.

We did not just arrive at these prices without reasonable rationale, for the land promoter to advertise this property in the punch.or any other newspaper, it would cost an average of N45K black and white as well as less than a quarter size - for clarity, that is one picture, one edition, limited to only those who buy the paper that day and after that day, the will never be able to see the advert, compare that with what we offer, 6 pictures, one video, listing online for up to 3months, listing on youtube, facebook and the ability to list the other properties for a year. For this type of exposure we provide, normal marketing companies could charge up to N4million for the same property.

Thirdly, if we are debating the cost at which realtors provide their services, well, how much do you charge for your service, how much do the banks charge and infact how much does the stock exchange charge. The debate over capitalism will go generation after generation, the objective for www.propertyinnigeria.com is to have properties listed from all the states in nigeria so that property from lagos is equally represented as properties from sokoto.



If the argument is however on the cost of services in nigeria, I can't provide an adequate rebutal its in every sector, but the question will also have to be asked why the land is so expensive or is it the price we pay for lagos.

I dont mean to throw the spanner into the works here but is there a policy to third party advertisement on this forum or not?
I think this forum runs the risk of beign hijacked by opportunistic advertisers (No offence to propertyinnigeria guy/lady).
I think it's hightime the site moderatotor clarifies this. We love this forum as it is let's not ruin it.
Sorry if i sound though but i thought we should draw the line here b4 it is too late.

see what you mean,but we must also acknowledge the fact that this forum is to enlightened each other on investment, particularly stock investment, but that should not limit it to strictly stock gist, properties is also a good investment, so if any one comes with info on means of acquiring property for the purpose of selfuse or business, the person should not be castigated, moreover, we must all accept the fact that no matter how we look at it, some services are not for free and cant be for free.

i think, the guys information is within limit and not an atempt to hijack the forum, am sure the moderator would have done something about that if he feels the same way as u do.

I just want to clarify. If I have a personal property I trying to sell, can I announce it here? It will be nice if there are strict guidelines. Some of us like taking advantage of oppurtunities without breaching protocols:-)
