Default Property Investments in Nigeria

Default real estate/land vs stocks

How can you compare invested in landed property vs. investing in stocks? Is it better to invest in land/houses or to buy stocks?

Pratix I guess you are right about the possibility of building a bungalow for $20,000 (about N2.5M) for sale or lease. Is it something you have done personally or delegated people to do for you?
For a Nigerian like myself "dispersed" in another part of the world, how long do you think one can take to complete such a project?

It is obvious that investing in stocks is quite different from investing in property. The difference is in the risk quantum. That of stocks is higher than property. The probability of a higher ROI is equally higher.

Investing in property does not come with the anxieties that accompany investment in stocks. the choice is that of the investor.

I heard the govt are selling houses in abuja,with a deposit of N600,000 you can get one then rent it out,the total price is about 7-10million naira

Does anyone have any information on this or a website?

I will suggest that you forget about phone contact and try to make personal contact by going there yourself or sending someone. You know how things work in Naija. It appears that the houses are not available to everyone to 'walk in' and buy. If you read the information on the web site carefully, the list of names of those who could "walk in" and buy is provided and others were to be considered after satisfying them. In any case, the sales were to be completed by the 10th May.
No harm in trying though. Good luck!

with good companies and in growing and blossoming market like the nigerian stock exchange, i think stock is more profitable than property, i read about someone that sold his house at N25m to buy into NASCON at the rate of N0.79, by the time the named company hit N29, the N25m is now N905m, abt N95m short of N1b, can u beat that!!!!!!!!!!!!!!!!!!

But when u consider the rist involve, it is better to go for property business because its more stable and the income can be determine to a large extent, but i sTOCK, the profit cant be determine.

There can be sudden change in goverment policy about a particular sector which can ruin stock investment in such sector.

so it depend on how you are able to manage your risk, for smeone like me that cant afford a property yet, stock investment is the only investment vehicle available.

Agree with Olusolakemmy and will add the following to the discuss…

Risk diversification is the key- and property investments in the medium – long term is safe. The NSE in the short term looks like a buyers market, but you should still take something out.

Property even in “slums” appreciates, you hear very little about property bubbles, even in the recent case of cooling in US property, for example, is connected to other micro & macro economics indexes, something you need not worry about in Nigeria- at this moment at least.

So get in… as you take advantage of the current run on the NSE, put some of your rewards in property.

Look into applying for govt allocated properties (land, especially) you have very little to lose even in the worst case scenario, and you don’t need a fortune, but if allocated will get a fortune.

I am a strong player in both worlds, so ask me and my answer is, hold some good property in rentals, then use rental income to buy and hold stocks, also select and trade some stocks with a portion of the money.

c Kenneths, you are actually the best person in his isssue, I share in your opinion.

In my own opinion, I want to say that both stocks and resl estate are a good investment.
Lets look at it in this way; we will consider the different characteristics of the individual type of investment.

Start up capital you will agree with me that you can not start a real estate invwstment with as low as #5000, but this is very possible with the stock market.

Also looking at the risk everybody knows quite well that we can not ascribe risk to any type of investment because we all have different idea about these means of investments.

If you know all the rudiment in Stock business, you would not agree that it is more risk because you command respect in it; this also applies to the real estate also.

Another thing is that you may be in these investment opportunit(y)ies for different reasons. Someone who believes solely in accumulating stocks does not care whether its value appreciates in respect to its quantity or not. also someone who also only wants to build empire would not consider what else he could have done with his money.

However, I think the best way out of it is that lov level or young investors should start with buying (good and appreciable) stocks, then by the time they have good money they can quickly think of which mrthod of investing in property they should employ.

Moreso, turn-over on property or real estate should be channeled to stocks or any other business that could be new, because I believe that its not just about trading stocks, it's about making money.

So keep makng your money legally.....
