Hi Lola,
Am l right to calculate the price of a plot as:
650 sq.mts X 35,000:00 = 22'750'000:00 ?
Taking 1plot = 650square meters.
Is my calculation right and if not, can you please tell me how much a standard plot (120 X 60 ft) will cost.

you are right to say its N50,000 per square metre however there are a few additional charges

Legal fees @ 3%
Admin fees @ 2%
N200 per square metre- Service Charge.

5% VAT on Legal, Admin, and Service Charge.

If you don't mind me asking, what is international standard anyway?

Two, In British pounds sterling a 660 sq.m. land on that estate is £183,333. With that kind of money i can buy anyone a fully completed three bedroom house in London. One of the most economically viable cities in the world. With regular electricity, water, good roads, telephone and internet access. Furthermore, there is security of life and property, plus real democracy.

Why is your land more expensive than houses in New York, Paris, London and Frankfurt?

I think people are taking advantage in that Lagos. The way land is valued in that Lagos is illogical and mitigates against rational developers.

A time is coming when people will not be able to pay this outrageous prices for property in Lagos anymore. Then the prices will all come crashing down. That time is near.
