Default When thinking of properties

I want to draw our attention to various means of investing in properties.
Gone are the days when we think that investing in property only has to do with building an empire to be inherited by our children and probably grandchildren after we have made a little or a satisfactory income from rentage.

Property goes beyond that, it involves variouus tehniques and analogy that I will like t describe in lay-man language.
For the commonest type of investment, the first thing to think of is what type of property am I buying. Am I buying a piece of land, maybe a plot or more, or am I buying a developed property or an uncompleted building of any of which type? Beside those questions lies questions like where do I chose as my location? Is the area sure to develope iin another 10years? And many more question.

Listen to these stories; My parent bougth four plts of land in a small town of Lambe in Ogun State some 13years ago. Ask me how much land now cost in that town. if you don't have your #500000..........

A man leased 2 plots of land in Akoka area (close to Unilag) to Skye Bank, what do you think they will be paying him? Ofcourse not kobo.

This is the idea, if you are a low earner, start your investment with stock,as soon as you gather enough money and you feel that with the present stage of the money market, their may not be anything feasible, you may extend it to lands and property. (the value of property may increse in no time or you may even see a 'maga' that will be ready to pay any amount depending on his own research).
Otherwise you may even even continue you stock business until you can realise a sufficient amout to get land and build on it in 6 month.
A good means of income is rent or lease, because it enables you to sell at current price as soon as your terms and agreement with your occupant terminates.
Note that stock is buying and selling, the price depend on the company and a little of your bargaining power, hence it can rise and fall at any time but properties will only rise and rise in due time.

My parents owned rentals for years and I found it to be very hard to deal with renters. We had trouble with renters who wouldn't pay their rent, or trashed the premises-or both.
I'm wondering if we had rentals in the wrong areas, in the country, vs. in the city or close to a college.
The one time my Dad took a renter to court he received a judgement in his favor, the renter merely quit his job and moved.
How can we prevent that from happening-what are the best strategies and steps to take?
