Default Issues with prefabricated houses

@ Propertyinnigeria,

1. Have you considered if Banks will be willing to give people mortgage on this type of property, also insurance companies as well in regards to building insurance.

As our solution is for the masses our aim is to be able to broker a deal that will enable the average nigerian to be able to afford to build one initial cost will vary between N4M - N6M depending on the size of property required but at least we are hoping to be able to provide properties like the bungalow below.

2. N4M-N6M will actually build the bungalow below using traditional building methods. The expensive part of property development is the land acquisition and not neccessary the building cost except the price above is factoring in the cost of land which hitherto is dependant on Location.

to be candid 4m-6m is not within the reach of the masses, morover, with conventional blocks and cement type of house, 3m should build a decent bungalow. depending on the area, cost of land greatly varies.

am sure your organisation will be seriously considering partnering with banks such that the masses can have access to the houses with say 30% down payment and completion over say 10yrswith little interest

howver, it is a welcome idea, but do work on the logistics to bring down the purchasing price and also make morgage arrangement, that way, you are addressing the masses, otherwise,the wealthy will hijack it, buy everything and rent it out to the MASSES!!!!!!!!!!!!!!!!!!!!!!!!!!

it is just that we dont have date of post attached to every post made on the forum.
this particular post was written around may 2007, although with little response.

yes, it doesnt discuss stocks and shares in anyform, but you must agree that it border on real estate investment which idealy should interest lots of people.

the guy that did the post didnt come back to give any further information as the lady that was marketing ibafo land did, also the person that was marketing one estate scheme in ajah too was updating us regularly on whats going.

none of those issues discuss stocks but talk about invesment opportunity!!!!!!!!!!!

so i think, its alright for us to welcome such thread, but must becareful to also guide against spam.

and qudos to zainab as she is always alerting the site administrator on spam thread and also advice to delete accordingly

KOD, I didn't know you were also looking up property. The Kind of Property in the picture may have Insurance issues. And Insurance issues affect mortgages and bank financing. It does look nice for a hang out though!

I think Citec Int Mbora estate in Abuja uses the pre-fabrication concept. mid last year 2 bedroom bungalows (2 in a row) were going for about N5 million.

The location is good. It is within the Gwarimpa axis if u know Abuja. The estate is on a major road. So no problem with access. The rent was N350,000per annum as at last year. No problem renting out as there is demand for such properties in Abuja.

I have been to the estate. I am actually thinking of puting down N2million deposit for it. Once the market stabilizes i will probably do so. I will find out the current price and let u know.

However, i advice u always see a property for urself b4 puting down money.

If we assume dat d current price is 6m,then the price to earning ratio wld be about 17.

I feel dat one shd be able to get a better ratio than dat in naija...especially if u decide to build d house urself.

Some UK properties have PE ratios bw 15 & 20...

I dont knw Abuja v. well....pls keep us posted on ur findings.Cheers.

I take it they are still some available any 3 bedroom Flats there and what is the Security like in this area.

The difference with the UK is that N6 million (roughly 25,000 pounds) can buy u a 2 bedroom bungalow in Abuja while in the UK it will probably amount to just 25% deposit for a two bedroom flat that costs 100,000 pounds. So if u factor in ur mortgage cost ur returns might not be as high as u thought.

A house is all about location. For example u can buy a decent two bedroom bungalow in Kano for N3 million but u cannot do that in Lagos or Abuja. So it all depends on the location.
