Hmmm, i cant give an estimate because it depends on what u want. if it is for business as i do, i don't consider story buildings so i take advantage of cheaper and more spacious lands outside lagos like Abeokuta and Ibadan. But why do you want a four 4 bedroom flat? I only do few 3 bed flats and more 2 bed flats because of those i target as tenants (singles and young couples in coporate working class).But which everway, many building materials are seasonal in prices so you have to be able to take advantage of that to reduce your cost.

Sorry,what i meant was 4 flats(3 or 2 bedrooms each)...1 storey building.


can u give a rough estimate of ROI based on what/where u build...?thx.

Am a full time stock market investor.l have 50 stocks spread among the various sectors of the economy.This stocks are domiciled with 4 stock broking firms.
The fifty stocks are the capital base,which l pledge as collateral to take position in 3 to 5 selected stocks.These stocks are kept with another broker.
Due to the number of my stocks,the effect of the bear is reduced.
When l make returns from the 3 to 5 stocks,l liquidate my debt.Plough back to beef up my capital base,transfer money that can be spent for 12 to 18 months into my account,look for cheap property to buy.And start planning for what stock to buy.
This is my strategy,am enjoying it and it is stress free to me.
My mentor has 140 stocks,45 houses and he also planning to increase his holdings.Just sold 2 houses to take position in Skye bank.

Ur strategy sounds nice but one needs to be careful abt taking large loans.

Large loan is not absolute,but a relative statement.My broker give a minimum loan of N5 million and a maximum of N1 billion.Payment can be monthly , quaterly,or bullet payment.You can also roll over. There are stock traders who have been rolling over since 2004.
The most important thing is to know what you are doing,who shop for loan from.And having more than 2 streams of income.
All the same BILLIONS,thanks for the advice.

l have 4 stock brokers, Amyn Investment,Union capital,UBA stock brokers and Premium Securities Ikoyi.Premium is a subsidiary of FBN Capital and a member of the First bank group.They have been giving margin facilities for more than 20 years,when were still a subsidiary of the old FBN merchant bank.
No restriction on what to buy,they wont give you advice either,because they
believe you are a sophisticated investor.So you have to do your home work and bear the risk.

Ur strategy sounds quite ok.. u spread ur brokers and also spread ur advice tips.. but as for me as a broker with interest in the estate sector, i have built a couple of hostels in universitiy town ands then use the profits to build a couple of corporate buildings to rent to busineses. I use my private company to manage them and i can asssure u that the returns have been wonderful...

However on the stocks i also advice that the Boston consulting matrix be applied at all times cos only cahange is constant, as such as soona s a stock stops being a cash cow i exit, though i place most of my bets on the growth coys

The problem is that most people,concentrate only on the stock market,but one needs a source of income to play the market well.
If you have a business that brings in money regularly,properties and stocks then you are the perfect investor.When stocks are ridiculously priced during the bull market,you can sell your shares and buy properties that can give you rental income.Or use the proceed to expand your business or better still nothing stops one from also having ones private placement when the market is bullish.
With this method,whether the market is bullish or bearish the perfect investor will always make money.When the market is bearish you can sell the properties or use the rental income,to buy good stocks at a discount.
