Well, I saw about 20% of proceeds will go into real estate (Head office building at N400m) and non-operating assets, and that only 49.2% will go into creating new mortgage loans. About 25% will go into "working capital" whatever that means for a mortgage bank!

If after 19years, the bank has no head office, then this is not the time to build such with new shareholder funds, I would expect such be funded from undistributed future profit, suffice to rent and not buy any single property.

To make matter worse, the prospectus said the bank has no history of distributable profit. Wetin I wan see again?

They didn't attack a note to the report so I can't say vividly what it is but I can give you an idea. If the company hold treasury bill and interest rate decrease from the date they bought the bill, the market value of the tbill will increase. It is this increase that is captured above. If they also bought a stock that have not been sold but have increase in price, the gain is also stated.
Note that just as they disclose a gain, if loss occur they have to declare it.

To me, this is more like revaluation of investment properties(real estates, land or immovable machines) that are kept for sale. Since these hadn't been sold, they revalued it to present market price less cost of purchase,hence the change in the fair value of investment properties.
