guys,
just did ARM this morning 50,000,000 units. Will post the appraisal later. I sincerely believe they will be doing another PP b4 they list by yrs end. Also they have a descent track record in the real estate markets. did at 9k premium for > 50,000,000 . 13k premium for <50,000,000. Guaranteed allotment. As per spring, we are still contemplating buying at 1.90 for 250,000,000 units. Cheers |

BSR, pls tell me you want to sale ARM on premium, pls just tell me this not another joke, from your stable..............what do you mean by premium do we still have mugus doing that???????????????????? when the secondary market is there and you have dangote sugar at its price

And why buy at a premium for a commodity that is not scarce? And if you were truly to buy at a premium who will foolishly sell 50m units to you at a premium of 9k, when he can insist you break it down and sell at a bigger premium if the commodity is really that scarce. And premium is usually set per unit/share. I think someone is fooling someone here o! |

How can you say there is Nothing like Guaranteed allotment when you've also said that ARM is going to absorb ALL? That seems like Guaranteed allotment to me. In fact one can start a business selling Guaranteed allotment for ARM at premium.

i hope u are not thinking mkt will remain like this. the mkt price may be too high by the time it gets to the floor. i advice that if you feel satisfied with the offer and its price u better pick up some.

Thank God for the bear mrkt. PPs are again being priced competitively with ARMs Prop having a forward PE of 4.

Unfortunately, I have exhausted my budgeted monies for PPs. moreover with the volumes that have to be sold on the first day of trading, getting this shouldn't be difficult. Abeg, make una enjoy. i will meet you guys at the next bus stop

Not sure why Avocado and Apache are not being specific about the issues with ARM.
Let me help clarify. ARM Properties owns Beechwood Estate somewhere along the Lekki/Ajah axis that was promised to buyers to be completed in December 2006. The estate is not complete. No communication whatsoever on what the issues are or where the delays are coming from. Except a rather impolite letter to purchasers threatening revocation of the properties where 50% or less had been deposited as down payment and imposing interest rates. The offer prospectus does not go into any details on this property. Infact, it seems as if they are trying to release as little information on this as possible. This is not just any estate project like Apache seems to imply. It is a multi million dollar project with 920 plots and hundreds of dissatisfied customers that was advertised as completely sold out in 2007. Now the prospectus says 80% sold out. For a property company with about 10 properties developed so far to have their biggest or 2nd biggest project after Fara Park having issues is a serious indication of what they can do with investor funds. Unfortunately, I have a soft spot for ARM as an investing arm. That's why this case is not in court yet. As an aside, why advertise Adiva Plainfields and the website www.myadiva.com in the prospectus when the domain has not even been registered? Thats kinda like putting a fake office address up isn't it? Someone smart, anybody, go register the domain and wait for them to come and buy the name from you.
